Rye cat,
I somewhat agree with your assessment of land purchases in the area. However, I have also seen what is being profited from spec homes and there's definitely some money being made above and beyond increasing property values (even though that's what is the primary driving force in our market).

Have you heard of developers trying to make sure people aren't just buying lots to hold onto and then sell for a profit a short time later? Someone was mentioning it to me the other day but we didn't go into specfics.

do you know if there are just any home lots for sale in belgrade city limits. i can buy a different lot close in town and Chad can still build me my home. does RR sell just the lot or do you need to use their builders?

thank you for all of the imput. I think I am going to take the Lot on SpringHill road over the RR sub div. I love the home plans and I have a very flexible, easy going, jump through hoops builders, so I am sure the finished product will be worth the price.

There was a forum for local real estate people held in Bozeman about 2 months ago. The topic of discussion was how real estate agents and people in the real estate industry are perpetuating the inflated (felt by some) market for land in the Bozeman area. Many, many of these people are buying property and sitting on it to flip in a short amount time. I don't envision any kind of regulations being imposed, however. It's American Capitalism at it's finest.

well, I know it took over a year for the city to even approve the 8 homes to be built. 6 will be cookie cutter generic homes, mine will be what my friend will do before getting to the point he wants to throttle me (I get lots of perks) and the last site is for his own home. he's not in Bozeman until May, so between his other businesses and custom homes for rich clients, these plots have had to wait. Although I have heard about that flipping land before.
