Spread gypsum, then compost before laying the sod. I surely wouldn't be laying sod in this heat though. That's just dumb.

Seeding.

Have good success loosening top inch, raking in seed and starter fertilizer and applying copious amounts of water.

Sprinkling system is in so the watering part is the easy part.

Ahh, ok. Yes

Still, I'd probably throw on some cover that will hold moisture like compost, straw (but you'll get weeds), or vermiculite. The neighbors grass clippings will work too if spread thin enough.

I will recommend a great fertilizer, Milorganite.

Pelleted Milwaukee municipal sludge!!!

I use it on the trees, shrubs, and flowers, but it lacks P so I add rock phosphate.

For the lawn, you can't beat Fertilome Greenmaker. It's a good slow release N with Iron Sulfate which mitigates the alkalinity of our soil/water. It gives you that deep "Forrest" green without having to mow every 3 days.
